 Fixed-Rate Mortgages  are the most popular loan type where the payment includes monthly principal and interest payments which never change during the lifetime of the loan.

Adjustable-rate mortgages include interest payments that adjust during the term of the loan that are based on the current market conditions. These loans usually carry a fixed-interest rate for a certain time frame before adjusting.

FHA  are mortgage loans that are insured by the Federal Housing Administration (FHA), giving the borrower a lower interest rate with a minimal down payment(usually 3.5% down payment required)

VA  is a mortgage that is guaranteed by the Department of Veteran Affairs. These are only available to  borrowers that have been in the military that deemed  eligible. The benefits of a VA loan carry low interest rates and no down payment requirement.

Rural Development mortgages are for borrowers that meet USDA loan requirements. This program offers no money down, low interest rate, 30-year fixed rates, and has the option to roll closing costs into the loan.  See our RESOURCES>LINKS tab to check property eligibility.

Down Payment Assistance  programs provide  grant money to apply towards the down payment for eligible borrowers to apply towards the purchase of their primary residence.

Interest only mortgages are home loans where the monthly payments are applied solely toward the interest accruing on the loan, rather than being applied to principal.

Crescent Premier Program   Loans from $100,000 up to $3,000,000 up to 90% LTV & DTI’s  up to 50% Acceptable Income Docs include: restricted stock units, asset depletion & other solutions for self-employed borrowers.

Crescent Access Program  Allow up to50%  DTI’s, allowances for 30-60 day mortgage lates within the past year or a housing/credit event greater than 2 Years;

Crescent Start Fresh  Allows short sale, bankruptcy, foreclosure, or deed-in-lieu in the past 2 Years.

Crescent Alt. Investment  Max Loan $2,000,000, Minimum FICO 620, and unlimited financed properties for qualified investment borrowers
